Five stages, and a short list of things we refuse to guess.
Surplus lists are easy to produce and nearly worthless. The expensive part is proving each field against the document it came from, then noticing when it changes.
Every county. Every morning.
A case reaches your desk only after every field has a document, a page and a quoted span behind it.
Ingest
Clerk surplus register and the underlying tax deed file, on a daily schedule.
Extract
Amounts, names and mailing dates parsed from the original PDFs with page-level spans.
Cross-match
Probate dockets, official records and the property appraiser roll, joined on parcel and name.
Verify
Each field re-read against its source. Unsourced values are dropped, never guessed.
Monitor
Re-checked daily for disbursement, amount revision and change of status.
What a serious buyer checks first.
Any vendor can add fields. The signal is which ones they decline to fabricate.
We do not rank lien priority
Priority is a legal determination that depends on recording order, statutory exceptions and facts outside the record. We give you book and page and stop.
We do not estimate recoverable value
Netting senior interests against a surplus figure is underwriting. Encoding a guess as a number invites your team to trust it.
We do not fill gaps with inference
A blank field with a stated reason costs an analyst one minute. A confident wrong value costs a week.
We do not contact claimants
No outreach, no claim preparation, no filing, no appearance. That keeps this a research product rather than a representation service.
Six fields. Six sources.
Each field carries the document, the page and the quoted span it came from, so someone who does not trust us can still audit it.
Surplus amount
From the clerk's surplus register, with the capture timestamp.
Owner of record
From the tax deed file, cross-matched to probate dockets when an estate is involved.
Recorded encumbrances
From official records, each with book and page. Reported, never ranked.
Sale proceeds and disbursements
From the certificate of sale and the clerk's statutory disbursement entries.
Notice mailing date
From the certificate of service. This is the date the claim window runs from.
Day-120 date
Calculated from the notice mailing date and re-checked daily.
The method only matters if it holds up.
Take twenty-five files and check them against the clerk yourself. Free, one county, no card.
