Surplus AI supplies factual research compiled from Florida public records. It is an information product. It is not legal advice, not a title opinion, not a lien search certification, and not a valuation or underwriting opinion.
No attorney-client relationship
Nothing on this site or in any deliverable creates an attorney-client relationship. Decisions about whether and how to pursue surplus funds should be made with licensed counsel in the relevant jurisdiction.
Not a consumer report
Deliverables are not consumer reports and are not provided for any purpose regulated by the Fair Credit Reporting Act. Subscribers may not use them for credit, insurance, employment, tenant screening or any other FCRA-regulated determination.
No claim representation
We do not contact claimants or former owners, do not solicit claims, do not prepare, sign or file claim forms, and do not appear before any clerk, agency or court on any party's behalf.
Deadlines are calculated, not certified
Claim windows shown are calculated from dates appearing in county records. Statutory periods, tolling and county practice vary and change. The controlling deadline must be confirmed with the clerk of court before any reliance.
Amounts are as published
Surplus figures reflect amounts published or filed by a clerk as of the capture timestamp on each record. They are subject to correction, revision, disbursement and offset without notice to us.
Recorded interests are reported, not ranked
Encumbrances are reported as recorded facts with book and page. We do not determine priority, validity, enforceability or the net amount recoverable by any party.
Accuracy and limitation of liability
Public records contain errors, omissions and delays. We verify against source documents but do not warrant completeness or accuracy. To the maximum extent permitted by law, liability for any claim arising from use of the service is limited to fees paid in the preceding three months.
Permitted use
Deliverables are licensed for the subscriber's internal business use. Redistribution, resale or use as a marketing list for consumer solicitation is prohibited and terminates the subscription.
